Real Estate Market Players May Fall Behind: A New Financial Risk Management Tool Has Arrived

From February 2026, the BREEAM version 7 certification system came into effect, assessing new commercial buildings in Hungary across their entire lifecycle, including energy consumption, embedded carbon in materials, and end-of-life management. Sustainable, certified buildings achieve higher rents, better liquidity, and cheaper financing, while non-certified properties can lose up to 15–30% of their value. Projects registered under the previous V6 version have five years to complete certification, but V7 has become a key factor for future-proof, ESG-compliant developments in the market.
